Hutchings & Thomas Ltd commenced trading in July 1993 as a Partnership with the aim of providing surveyor advice throughout South Wales and further a field when required. The Practice has subsequently grown and is now one of the largest firms of surveyors in South East Wales, and is able to provide a complete commercial property service to local and national clients in both the public and private sector. Below are the main services the company provides although these are only on a general basis and are not exhaustive.

Agency

The work dealt with by the agency department is wide ranging and including industrial, office and retail instructions. Apart from straight forward disposals, we also carry out acquisition work and this ranges from undertaking an initial search, through to giving detailed advice regarding values, rent and lease terms.

We also provide consultancy advice and over the years have acted for Local Authorities and other public bodies such as health trusts, giving strategic advice as to the best way to utilise land holdings to their greatest potential, particularly in respect of the disposal of surplus property.

Development, Investment and Planning Appraisals

The office has been extensively involved with development projects both in Wales and other parts of the country. Local projects have included Newport Retail Park, Tesco and Wilkinsons regional distribution facility at Loc8 Magor, Nordam Europe Ltd at Hawton Park Blackwood and Honda's distribution facility at Swindon. Schemes in other parts of the country include developments at Basildon, Grantham, Gainsborough and Huntingdon.

We are able to provide a complete service, often originating by the identification of a requirement in the market and securing planning and funding. This often includes investment sales of completed developments.

Contacts have been established with local and national investors and as well as selling investments, acquisition work is undertaken. In addition to commercial development, we monitor unitary development plans, identifying areas of strategic land for residential development.

Professional Work

The majority of professional work comprises valuations, rent reviews, rating and compulsory purchase. We act for the majority of high street clearing banks and other well known lending institutions regularly providing them with valuation advice in respect of property on which they are proposing to lend. We also provide open market valuations and asset valuations to private clients and pride ourselves upon the speed with which each instruction is dealt with.

With regard to rent reviews, we act for both landlords and tenants alike and are able to make use of the in-depth knowledge within the office of the Welsh property market. We also deal with a large amount of compulsory purchase work, for Local Authorities and private clients.
