Marketing business secures gold at prestigious Newport location

 The entire space at one of the most prominent and prestigious office buildings in Newport’s premier professional district has been let in one of the biggest deals there in years.

Imposing 10 Gold Tops,  in the heart of the city’s commercial area,  which offers a total of 2, 425 sq ft (225.31 M2) of space across four floors is one of the largest recent lettings at the prestigious address.

The iconic building, on the northern side of Gold Tops is opposite Newport Civic Centre and abuts Godfrey Road.

The property, at the prime office location, is a large detached former residential building which for many years has been used as high class office accommodation most recently as the headquarters of city based Hutchings & Thomas Chartered Surveyors.

Benefiting from 11 private car parking spaces Number 10 has been taken in its entirety by hi tech business Close Up Media on a five year lease at an annual rental of £22,000.

David Jones, of sole agents Hutchings and Thomas, which is now based at Clarence House, said: “The imposing property is very well located in terms of access to the city centre and also for its proximity to Junctions 26 and 27 of the M4.

“It was of immediate appeal to the new tenants who were on the ‘phone as soon as they saw it was available. We arranged an immediate viewing on the Tuesday and by the Friday everything was signed, sealed and the building delivered.

“This building, positioned as it is in the heart of the city’s commercial and professional district, is ideal for the expanding, new business as it provides plenty of space for growth and is ideally located close to the railway and also motorway links as they do business across the UK.”

Mr Jones said the deal was sealed with Close Up Media by the offer of what he termed ‘unprecedented’ incentives to the start up.

“My client, the building’s owner, was more than happy to offer these incentives to aid the start up business which they believe will be able to develop and grow at its new Gold Tops base.”

Mobile applications business Close Up Media managing Director Nick Smith, from Gwent, said: “We concentrated our search for the headquarters in Newport as we’re all from the city and recognised it potential as a business location. We had a number of suitable properties in mind but knew instantly, when we saw Number 10 Gold Tops, that it was the one for us.

“We are currently only occupying a fraction of the space here but have immediate plans for rapid expansion which includes the recruitment of 10 new sales staff,  the establishment of a research and development area, a light manufacturing base and a customer demonstration suite.”
